Prices include VAT where it applies. This is a superior report to the download from gov.uk. HM Land Registry sell a copy of the register on gov.uk too, and say on that page that it cannot be used as proof of ownership. What you pay us for is the official copy, admissible in evidence under the Land Registration Act 2002 and sealed with a fingerprint of the bytes HM Land Registry issued, read, checked against every other source on this page, explained and kept.
